How to Think About the Result
A repair reserve is not the same as a renovation budget. A reserve is money set aside for predictable wear, surprise repairs, urgent service calls, small replacements, and maintenance that protects the property.
- Use a higher reserve for older homes, rental properties, or homes with known deferred maintenance.
- Keep a separate emergency fund for urgent failures such as heating, plumbing, electrical, roof, or water-related issues.
- Review the reserve after inspections, contractor quotes, or major system replacements.
