How to think about repair urgency

A useful triage system separates immediate safety or major-damage risks from prompt repairs, routine repairs and issues that can be monitored.

Emergency or immediate professional response

Examples include possible fire or electrical danger, suspected gas release, structural instability, rapidly entering water or other conditions where staying in the area may be unsafe.

Prompt assessment

Active leaks, loss of heating/cooling in severe weather, recurring breaker trips, significant new cracks, sewage-related problems or spreading moisture should not sit on a long to-do list.

Routine repair

A sticking interior door, damaged trim or a non-critical fixture can usually be scheduled after the cause is understood.

Monitor with a record

Some cosmetic changes can be photographed, dated and checked for movement before deciding whether work is needed.
